Coat or replace? How to know if restoration is right for your roof

A restoration coating can add a decade of life at a fraction of a tear-off, but only if your roof meets strict criteria. Here's how we decide.

A failing roof doesn't always need a costly tear-off. Fluid-applied silicone and acrylic coatings can restore a sound roof and add a bright reflective surface, but a coating is only worth doing if the roof underneath is a genuine candidate. We never coat a roof to hide a problem; we prove it's ready first.

1. Moisture: under 20% saturation

Core samples and thermal imaging must show that less than 20% of the insulation is saturated. Any small wet pockets have to be cut out and replaced with dry, matching material before coating. Coat over trapped moisture and you simply seal the problem in.

2. The membrane must be structurally intact

The existing system needs its structural integrity, no widespread shattering or systemic breakdown. Mild to moderate ponding can be handled with silicone, which resists standing water well. But persistent, deep ponding usually signals structural deflection that needs correcting first; a coating won't fix a drainage problem.

What restoration actually saves

On one aged 15,000 sq ft modified-bitumen roof, we repaired the localized flashing splits, cleaned the surface and applied a high-solids silicone coating, extending the roof's certified life by ten years at roughly 35–40% of the cost of a full tear-off and replacement. On top of the capital savings, switching a dark, degraded surface to a bright reflective one dropped that roof's surface temperature dramatically on hot days, cutting peak cooling loads.
