There's no single "best" flat roof, only the best fit for your building, budget and how the roof gets used. What each one is genuinely good and bad at:

Single-ply

TPO: Thermoplastic Polyolefin

Outstanding reflective "cool roof" capability that dramatically lowers summer cooling costs. Highly resistant to chemical exposure and punctures, ideal for modern logistics hubs and retail plazas.

  • Best for: logistics, retail, cooling-sensitive buildings
  • Reflective white surface, welded seams
Single-ply

EPDM: Rubber

Highly flexible; naturally handles Ontario's extreme temperature swings without cracking. Its dark surface absorbs significant summer heat, and the glued seams need regular checkups as they age.

  • Best for: temperature-cycling durability
  • Watch: heat gain & aging seams
Multi-layer

Modified Bitumen (Mod-Bit)

An ultra-rugged, thick multi-layer system with excellent puncture resistance for foot traffic and heavy maintenance environments. Stands up superbly to thick ice and snow, but takes longer to install.

  • Best for: high foot traffic, heavy snow
  • Trade-off: longer install time
Multi-layer

Built-Up Roofing (BUR)

The classic multi-layer hot-tar-and-gravel system, exceptionally durable and redundant. It is heavy, has a long install timeline, and lacks the modern thermal efficiency of single-ply membranes.

  • Best for: redundancy & longevity
  • Trade-off: weight, thermal efficiency
