TPO vs. EPDM: which single-ply is right for your building?

TPO and EPDM are both single-ply membranes, both widely used on commercial flat roofs, and both capable of long service lives. But they behave very differently, and the right choice depends on your building's use, your climate exposure and your energy goals.

TPO: the reflective "cool roof"

Thermoplastic polyolefin (TPO) is best known for its outstanding reflective, cool-roof capability, which can dramatically lower summer cooling costs. It's highly resistant to chemical exposure and punctures, and its seams are heat-welded into a continuous bond, which is why it's a favourite for modern logistics hubs and retail plazas with heavy rooftop equipment and traffic.

EPDM: the flexible workhorse

EPDM (rubber) is highly flexible and naturally handles Ontario's extreme temperature swings without cracking. The trade-offs: its dark surface absorbs significant heat in summer, adding to cooling loads, and its glued seams need regular checkups as they age. Seam separation is one of the most common EPDM failure points we see on maintenance visits.

How Ontario's climate tips the decision

Deep winter snow loads, severe freeze-thaw cycles and intense summer UV all stress a membrane. If cooling cost and rooftop reflectivity are priorities (think air-conditioned warehouses, offices and retail), TPO's white surface is a strong advantage. If maximum flexibility through temperature extremes matters most and heat gain is less of a concern, EPDM remains a durable, proven option.
